I know this is a late comment, but unless you are penny pinching it’s okay to splurge a bit on things you will use the most and will bring you the most joy. You can always get that cost back by going with cheaper options in places that aren’t as frequently used or as important to you. Good luck with the building guys! It looks great so far!

I would love to design my dream home, so I can imagine how exciting this can be for you two! Not to be a downer, but I do have a few things you might want to consider in your design. Although a catwalk is awesome, and the high ceiling in the living room looks cool, be aware of dust and cleaning those windows; especially if you can see the top of the boards on the second floor. -And when it's time to take your cats to the vet, make sure you corner them before you grab the cat carrier (if they tend to run when they see that). -It may be a good place for them where you're unable to get to them. I personally don't like open living room/kitchen areas because I live in a place that has them. I make smoothies a lot, so when I run the machine or clank around for pots and pans, it annoys my husband in the living room. You said you do have another "living room" type of room, so this may not be a big problem, but just something to keep in mind. Also with the living room, there is a lot of sunlight being let into the room. It can be a good thing, but also a bad thing. Consider what walls are facing which way (north, east, south, west) and anticipate how the sun is going to glare onto the t.v. screen. Of course, curtains may help and any surrounding trees or buildings may help with a bit of shade.. but again, just something to take note of. I totally like the small bedroom. I hope to have something similar because a bedroom should be for sleeping. -It can be hard to look for your clothes in the early dark morning trying not to disturb your partner when you need to get ready for the day. Just my two cents. Also, did you download a program to create your 3D model or is it provided by the company that's building your home? (I'm searching for something free and basic). What might help visualize your home better, is trying to put furniture in there. Then you can grasp where things will go and discover any kind of potential problems (open doors creating small areas if fitting an exercise bike will fit with a couch along a wall, etc.

Hey guys, love the design so far. Just a bit of suggestions. Ikea actually does custom make kitchen islands as well. Not sure if it's available in Japan, but my brother had his done here in Australia through Ikea. You can choose the bench top either marble like finish or wood too. It's probably not on display but you can ask the ikea staffs.

For the 1st floor powder room I would suggest for it not to have a full built in bottom cupboard all the way through like your 3d pic if it's a really small space. Because it will feel really cramp it would be better to be like the pic you added later where below the sink was opened as it will make it feel wider.

I don't know if I'm a bit late to the party, but I'm thinking maybe in Jun's closet, if you build down shelf spaces in the same dimensions as the little air conditioning protrusion, it'll look less invasive. Maybe like a strip of wood lining the upper part of the wall in the same height as the protrusion too, so that corner looks like a shelf sort of build into the wall? You could even have one "shelf" extend out and become a bench to sit on while you put on clothes or for laying out stuff on if you wanted. It's also very easy to sort of make a secondary table out of your washing machine with just two pieces of wood and a hinge or some screws/glue. So if you got some wood that looks like the rest of the bathroom furniture, you can make a top and a side for your washing machine and put them together like that to sort of block it in and make it a. fit better with the theme or b. more table space to put things on. Also also, you can get these strips now with LED lights or glow in the dark material that could be useful for lighting up shelves in dark places or the edge of the stairs at night or whatever might be hard to see well in the evening. A classy white strip should be able to pair with most things and allow you to see places your lamps might not completely reach after dark.

Hi Rachel and Jun ! I notice your home furniture and decor tend to be very modern, I'm just thinking that might clash if you bring wood / wood veneer up from the floor into cabinets and cat shelves / walks. I got a pretty nice kitchen with the house I chose, and I'm about to repaint the cabinets- the top are a bit lighter eggshell? color than the bottom ones.. but the countertops, while a nice granite- its definitely locking me into limited color schemes, its light/medium brown with lots of quartzy-flecks, very pretty but... I don't think it would look good with Dark cabinets or a bold color like bright red, or even a modern gray.. I have become a big fan of some of the more cost efficient counter tops that are Far more versatile- butcherblock, stainless steel, even cement. And quartz- its just as strong as granite, but better in every way if you ask me- you can get a nice bright white or even a dark solid black and anything in between. I guess what I'm getting at is--- go with finishes and colors that are very Versatile to fit any redecorating and don't clash with many colors ! Then use your decor / appliances to be your pops of color. :) Painting can be a very daunting task, especially when you have High ceiling like your planning with your main living room, you may want to get a professional to do that kind of job, while you knock out your bedroom and those neat little corner nooks. And think about making an accent wall- or a large section of a wall with a design. Save some $$ on Art, and make a cheap focal point in your bedroom or front door. I like this design, easy to do! alfirst.info/load/emaEl6jOirKgaJ8/video I think ya'll got a good sense of what you want to do for design wise, and I wish you the best on all the DIY projects you have in mind! I guess the big question I have is-- do you have the room to expand your family?

As an architect and interior designer, I have to give my respect for the amount of research you have put into your home design. I was trying to envision the floor plan while going through the tour. Some design ideas I would give are to go full customization in the kitchen (if possible). It’s usually the most custom space in a house because it should be designed with user in mind. The triangle is a guideline to help you in the layout of the kitchen. The size of the triangle varies and screws and is different for everyone. Be careful about putting appliances with doors across from each other because it will get cramped if ever you use them at same time. No wallpaper if you can avoid it. It will date your house fast, and it’s hard to remove if you decide you don’t like it. Go with texturing the walls with the texture pattern of your choice and painting. I see light orange peel texture, which is just a light random stippling texture, used a lot in my jobs. Consider painting a neutral color that’s not too white but more off-white...unless you really like white, then go for it. Also consider accent walls in certain rooms that can be painted a different color. If a room has a large window, the wall with the window will appear darker due to shadow when the sun is shining and the house lights are off...just a tip. Congrats on your house!

Just make sure Jun knows to expect a LOT of hard work with y'all painting, particularly for that open second floor area. Good luck and congrats!

To raise height of standard kitchen base cabinets I have installed the cabinets on top of two stacked 2x4 s then applied toe kick to base to hide and blend into cabinet.

I see expensive heating bills when I look at open ceilings. That's experience talking, here.

Not sure if you can add drawers in the kitchen, but maybe you can use the other side of the kitchen island facing the living room to also have drawers for more storage.

Lots of people are worried about cleaning the catwalks, but honestly just get a duster on a really REALLY long pole. ;)

For Jun's closet / the storage room, a folding screen could be a nice way to divide the storage section and the closet area. It will compartmentalize the storage away really well, but when you need full access, you can just remove the screen to dig out whatever you needed from storage.

Are you at all worried about the cat falling from the top floor to the bottom? I'd be worried that if they fell accidentally they could hurt themselves. My old cat broke his noes falling off the railing to the stairs in his sleep.

One recommendation for the walk in closet would be tinted windows or something to keep the UV off your clothes it will wear them out especially clothes you don't wear as often if they're sitting in the sunlight they will bleach and wear out.

if you get a jet tub with an inline heater you can select the temp more like a hot tub and you don't have to worry about being to hot or not warm enough

I think for the rooms you want to be more cozy, like the opened living room, it would be a good idea for one wall to be an accent wall. I think it would be a good idea to paint the wall behind the tv because as soon as you walk in it’s one of the first things your guest and you see. It gives a more homey feel and even a patterned wallpaper that’s up to your standards would look good on one wall. Doing only one wall adds just enough color without being suffocated by it, especially if/when you choose to change your decor and color scheme down the line, it makes it easier to paint over.

Be careful about having a window in the closet. I mean there's privacy for one thing, but I'm thinking more along the lines of sun damage to clothes and dyes in said clothes. If nothing else I'd recommend a heavy curtain, and most especially anything red you have keep it tucked further away from the sunlight as it seems to get bleached by the sun the worst in my experience.
